What matters is that you've thought beyond "it's time." You've asked yourself: Why now? Why this neighbourhood? What am I really looking for? If your answer is clear and personal—not just "real estate is always a good investment"—you're thinking like a buyer who'll stay the course.
Your Cash Flow Story Is Honest
I always ask buyers: "What does your income look like for the next three to five years?" Not optimistic, not worst-case—honest. Are you a Hamilton healthcare worker with stable public-sector income? A self-employed professional whose past two years show consistent earnings? A young couple where both salaries combined put you solidly into a range that works? Or are you banking on a promotion that hasn't happened yet?
Here in Ontario, lenders look at your last two years of documented income. Most of us can get pre-approved, but pre-approval and being genuinely ready are different things. A buyer who's ready has looked at their mortgage obligation against their net pay and feels secure—not just technically approved.
You've Built a Real Down Payment, Not Just a Minimum
Ontario's mortgage landscape includes land transfer tax on top of your closing costs. In Hamilton, that's roughly 1.5% of purchase price; in Halton (outside Toronto), it's closer to 2-4%. Add legal fees, home inspection, title insurance, and property tax adjustments. A $600,000 home could have $20,000+ in closing costs.
Buyers who are truly ready have saved beyond the minimum down payment. They're not stretching to 5% and hoping to find $15,000 from a gift letter. They've built a cushion—10%, 15%, or more—so they can actually cover the costs and still have an emergency fund left. That's the kind of financial discipline that survives the first winter's HVAC repair or the property tax bill surprise.
You're Staying Put—Genuinely
I've seen buyers snap up properties in Milton or West Brant with a three-year plan to move. Sometimes life works out that way; sometimes it doesn't. But the buyers who felt confident, who didn't stress over small maintenance costs, who built community roots? They were the ones who'd committed to staying at least five years. Real estate transaction costs are steep in Ontario. If you're thinking you'll flip or move in two years, renting might serve you better—and I'll tell you that honestly.
You've Done Your Homework on Your Area
Ready buyers know which Niagara neighbourhoods have good schools, which Stoney Creek streets appreciate steadily, what the St. Catharines rental market actually looks like. They've walked neighbourhoods at different times of day. They understand status certificate costs in older buildings and why a home inspection in Waterdown's older stock is non-negotiable. They're not just buying a property; they're buying into a place they understand.
