When I sit down with sellers in Hamilton, Stoney Creek, Dundas, and across the Golden Horseshoe, I'm often surprised by how many homeowners haven't prepared questions before their listing consultation. They feel a bit rushed, or they assume all agents offer the same service. That's rarely true.

Selling your home is one of the largest financial transactions of your life. You deserve to work with someone who not only understands your local market but also has a clear, defensible strategy for getting your home in front of the right buyers at the right price. That starts with asking tough questions upfront.

What's Your Track Record in My Specific Neighbourhood?

I always encourage sellers to dig deeper than just asking "how many homes have you sold?" Instead, ask about recent sales in your specific area. If you're selling in Ancaster, you want to know how many homes that agent has sold in Ancaster—not just Hamilton-wide. The same goes for Waterdown, the Durand, or Stoney Creek.

Ask for a list of comparable sales from the past 60 to 90 days. Not only does this give you confidence in their pricing strategy, but it also shows whether they actually know the micro-market. Markets within Hamilton vary significantly. A semi-detached home on Mountain Street North performs differently than one near Lake Ontario. Your agent should speak about your neighbourhood with specificity and genuine familiarity.

How Will You Position and Price My Home?

This is where many conversations get interesting. Some agents will tell you what you want to hear; others will give you honest market feedback—even if it's not what you hoped.

Ask how they'll price your home in today's market. Do they use a formal comparable market analysis? Will they account for the Ontario land transfer tax in their recommendations? Will they advise you on staging, inspections, or pre-listing repairs? A strong agent won't just throw a number at you—they'll walk you through their reasoning, show you data, and explain what factors might affect buyer perception in your neighbourhood.

Also ask about the OREA APS (Agreement of Purchase and Sale) and whether they'll be using any conditions or holding contingencies. Many sellers in Halton, Niagara, and Brantford aren't familiar with these nuances, but they matter hugely to closing timelines and deal certainty.

How Will You Market My Home?

Everyone says they'll list on MLS and post photos online. That's table stakes, not a selling strategy.

Ask specifically: Will you create a professional video tour? How will you leverage social media to reach buyers in your network? Do you have relationships with other agents who bring buyers to your properties? In competitive markets like Oakville and Burlington, will you host an agent open house? Are you willing to invest in paid digital advertising to ensure maximum exposure?

Before you sign a listing agreement, ask: if the market isn't responding as expected, will you recommend a price adjustment? How will you communicate market feedback to me? And if I want to make a decision you don't recommend, how will you handle that?

The best agent-client relationships are built on honesty and clear communication. If your agent is willing to have difficult conversations early and manage expectations realistically, that's a sign you've found someone worth signing with.

What Support Will I Receive Post-Offer?

The work doesn't end when you accept an offer. Especially in Ontario, there are status certificate reviews, property tax confirmations, title searches, and coordination with lawyers. Ask how your agent will guide you through closing—and whether they'll advocate for you if issues arise during inspection or with the buyer's financing.

A good agent in Hamilton, Halton, Niagara, or Brantford is your partner from listing day through final closing, not just someone who disappears once the paperwork is signed.
