Buying a home across Hamilton, Halton, Niagara or Brantford shouldn't feel overwhelming. Here are the six steps we'll walk through together — from your first pre-approval all the way to the day I hand you the keys.
We start by getting you pre-approved with a trusted lender or mortgage broker so you know your true budget — including how the federal stress test affects it. Then we sign a Buyer Representation Agreement (BRA), which under Ontario's TRESA rules lets me officially represent you and put your interests first.
Together we build your wish list — must-haves, nice-to-haves, budget and the neighbourhoods that fit your life, whether that's Stoney Creek, Burlington, Ancaster, St. Catharines or Brantford. I then set up a personalized search so you see the right homes first, before they hit the crowd.
I book the showings and walk through each home with you, pointing out both the value and the red flags — dampness, aging roofs or furnaces, awkward layouts. You'll never feel rushed, and you'll always have an honest second opinion in the room.
When you find the one, I prepare your Agreement of Purchase and Sale on the standard OREA forms, arrange your deposit (held in the listing brokerage's trust account) and negotiate price, closing date and terms. As a Certified Negotiation Expert, this is where I earn my keep — especially in multiple-offer situations.
Most offers include conditions that protect you: a home inspection, a financing condition while your lender finalizes the mortgage, an appraisal, and — for a condo — a review of the status certificate. We work through each one carefully so you can waive them with confidence, never recklessly.
Your real estate lawyer handles title, registration and your closing costs — Ontario land transfer tax, legal fees and title insurance. Closing typically lands about 30 to 60 days after your offer is accepted, and on that day the home is officially yours. Welcome home.
In most purchases, having me in your corner costs you nothing directly — the seller's brokerage typically pays the commission, and the details are spelled out clearly in your Buyer Representation Agreement (and always negotiable). Here's what I bring to your side of the table:
