Pricing Strategy: Getting It Right the First Time

Before I ever publish your listing, we dig deep into the comparable sales data. In Stoney Creek or Waterdown, that means pulling recent arm's-length sales of homes with similar footprints, condition, and location. I adjust for upgrades, lot size, age of roof, and what buyers in your neighbourhood actually value. A finished basement matters differently in Milton than in Welland. I'm analyzing trends—not just today's market, but where it's heading in the next 60–90 days.

Overpricing kills momentum. Underpricing leaves money on the table. My job is to position you at a price that attracts serious buyers, creates competition, and maximizes your net proceeds after Ontario's land transfer tax and closing costs.

Marketing and Exposure

Yes, we list on the OREA APS and the major portals. But my marketing strategy goes deeper. I'm handling professional photography, virtual tours, and yard signage. I'm running targeted ads on social platforms to reach buyers relocating to the Durand or considering Ancaster. I'm networking with other agents in the Greater Toronto Area because buyer agents know that a well-listed home sells faster.

I'm also managing your emails, showing feedback, and keeping you informed without overwhelming you. Transparency matters.

Showing Coordination and Buyer Communication

Every showing is an opportunity to learn what buyers think, what objections are surfacing, and whether we need to adjust our approach. Then I'm coaching you on how to respond. Counter or accept? Push back on the inspection condition? Negotiate the closing timeline? These decisions ripple through the entire transaction, and I'm here to help you make them strategically, not emotionally.

Inspection, Appraisal, and Problem-Solving

Once you have a firm offer, the buyer's inspection happens. If issues surface—a crack in the foundation, outdated electrical in the Durand, mold in a crawlspace—I'm helping you decide what to fix, what to credit, and how to keep the deal alive. I'm familiar with what inspectors and appraisers typically flag in your specific area. I've seen a thousand negotiations play out; I know what works and what sinks deals.

Closing Coordination

In the final weeks, I'm coordinating with your lawyer, the buyer's lender, the title company, and the buyer's agent. I'm ensuring the property is clear of liens, utilities are arranged for transition, and all final walk-throughs happen on schedule. I'm the quarterback keeping everyone aligned so closing day arrives without surprises.
