I've watched sellers in Stoney Creek, Burlington, and St. Catharines make the same expensive mistake: listing too high and hoping for the best. What actually happens is heartbreaking. The home sits, buyer interest cools, and after three months of showings and zero offers, the seller finally drops the price—only to find themselves competing against fresher listings and a market that's moved on. The final sale price is often thousands below where a well-priced home would have sold in week two.

Why does this happen? Emotion. We fall in love with a number based on what we paid, what we'd like to make, or what a well-meaning friend suggested. But the market doesn't negotiate with hope. It speaks in comparable sales—homes just like yours, in your neighbourhood, sold in the last 90 days.

Comparables: Your Real Foundation

When I'm preparing a seller in Ancaster or Milton for market, I pull detailed comparable sales data. Not list prices—actual closing prices. There's a crucial difference. A home listed for $789,000 might close at $755,000. That delta matters. It tells you what buyers are genuinely willing to pay, factoring in condition, square footage, lot size, and location.

Here's what I've learned working across the Escarpment and into Niagara: pricing your home within 2% of market value—based on solid comps—puts you in the sweet spot. You attract serious buyers from day one, create competition, and typically see a faster, stronger sale. That's not luck. That's strategy.

For condos in the Durand or Oakville, status certificates and reserve fund levels affect perceived value. For rural properties near Waterdown or West Brant, lot size and well/septic systems shift the equation. Know your asset. Price accordingly.

What's Changing in Ontario's Mortgage Landscape

I'm also seeing an important shift with my clients planning to downsize or tap home equity. More retired Canadians are carrying mortgages into retirement than we might expect, which changes how they approach selling. If you're relying on home sale proceeds for retirement income, accurate pricing becomes even more critical—you can't afford months of waiting or a disappointing final price.

Pre-construction buyers in Hamilton and surrounding areas are also navigating new mortgage threshold dynamics with lenders. If you're considering a new build, work with a mortgage broker early. The landscape is tighter than it was three years ago.

The Unexpected Power of Your Messages

Here's something many people don't realize: in Ontario, a text message, email, or even a string of emojis can form a legally binding real estate contract. I've seen offers made on WhatsApp, conditions accepted via email, and inspection reports discussed through casual texts—all of which have legal weight under the Statute of Frauds and OREA (Ontario Real Estate Association) standards.

This matters because casual wording becomes evidence. "Looks good 👍" might seem harmless, but in the context of a back-and-forth negotiation, it could be interpreted as acceptance of terms. Before you send any message—to an agent, a buyer, a lawyer, a lender—pause and consider how a stranger reading it months later might interpret it.

In my negotiations across Hamilton to Niagara-on-the-Lake, I'm deliberate with every message. Clear, dated, specific, without emotional language. Your words shape your legal position. Treat them that way.

  • Communicate with intention. Every email, text, and offer is a record. Be clear, be professional, be specific.
