  • Ensure all payments—utilities, phones, subscriptions—are current and on-time. Recent positive payment history carries real weight.
  • Avoid new credit inquiries or opening accounts. Each inquiry can dent your score temporarily.
  • If possible, add a co-borrower with stronger credit. A spouse, parent, or trusted partner can strengthen your mortgage application significantly.

The Down Payment Advantage

Here's a negotiation principle many don't realize: a larger down payment is your strongest lever. While first-time buyers often target 5% down, saving toward 10%, 15%, or even 20% reshapes how lenders view your application. A bigger down payment signals serious commitment and reduces the lender's risk exposure.

If you're buying in the Durand, Ancaster, or Niagara-on-the-Lake, that extra equity also means avoiding mortgage insurance costs entirely if you reach 20% down. That's real money saved over a 25-year amortization.

Timing and Ontario Specifics Matter

Ontario's real estate market moves quickly, and you'll encounter legal requirements like status certificates, land transfer tax, and conditions inspections. When your credit is challenged, you need a REALTOR® who understands negotiation deeply—someone who can navigate conditions, contingencies, and multiple-offer situations strategically.
