When I meet with sellers in Hamilton, Stoney Creek, Dundas, and Ancaster, I notice many have already done their homework—they've looked at Google reviews, checked Facebook ratings, and maybe scrolled through an agent's Instagram. That's a good starting point, but it's not the whole picture. A four-star review tells you someone had a pleasant experience, but it doesn't tell you whether that agent maximized the seller's equity or just coasted through a deal in a hot market.

What you actually need to investigate is performance data specific to your neighbourhood. When an agent comes to your door claiming they're a "top producer," ask them directly: What was your list-to-sale price ratio in the Durand last year? How many days did your homes spend on the market in Waterdown versus in central Hamilton? These aren't trick questions—they're the metrics that predict your outcome.

The Real Work Behind the Sign

A listing sign on your lawn is not a marketing plan; it's a placeholder. Full-service listing representation includes strategic pricing guidance rooted in comparable sales data, professional staging direction tailored to your home's strengths, targeted digital marketing that reaches the right buyers (not just hoping someone drives by), and skilled negotiation when competing offers appear. I've seen sellers leave $30,000 or more on the table because their agent didn't understand how to position a property in Oakville versus Milton, or didn't negotiate conditions properly under Ontario's Agreement of Purchase and Sale.

In markets like ours—spanning Burlington, Niagara-on-the-Lake, Welland, West Brant, and Hamilton proper—neighbourhood-level expertise matters enormously. A home's appeal and competitive position in St. Catharines is completely different from one in Beamsville. A generalist who covers multiple regions without deep roots in your specific area is betting on luck rather than strategy.

Red Flags to Catch Before You Sign

During an agent interview, watch for these warning signs. First, if they avoid discussing their actual sales history or give vague answers like "we've done really well," that's a deflection. Second, if they're suggesting a listing price significantly higher than comparable recent sales without a clear, evidence-based justification, they're likely hoping to win your business with an inflated number—then blame the market when the price drops weeks later. Third, if they're not asking you thoughtful questions about your timeline, your needs, or what's important to you, they're probably treating this as a transaction rather than a partnership.

Also, check whether they're genuinely available. Is this person's brokerage their sole focus, or are they juggling multiple side ventures? Are you getting them, or a team member who may not have decision-making authority? In Ontario, when you sign a listing agreement, you're legally bound, so clarity up front matters.

Local Knowledge Is Non-Negotiable

I've negotiated hundreds of transactions across Hamilton's diverse neighbourhoods—from heritage properties in Ancaster to lakeside homes in Niagara-on-the-Lake. That experience translates into understanding which renovations boost appeal in Dundas versus Stoney Creek, how school catchment areas affect buyer competition in different areas, and what seasonal timing means in Milton versus downtown Hamilton.

What's your average days on market in this area? How do you approach pricing, and what data are you using? What's your negotiation philosophy when multiple offers arrive? How often will we communicate, and what does your marketing plan look like specifically for my property?

Listen for answers backed by examples, data, and clear thinking—not just confidence and charm.

Selling your home is likely one of the biggest financial decisions you'll make. Taking time to find the right agent—someone rooted in your neighbourhood, transparent about their track record, and genuinely committed to your outcome—isn't overthinking it. It's protecting your investment.
